PORTLAND-Three developers this week will reveal their proposals for a multi-block area at the east end of Burnside Bridge. The three development groups are Gerding/Edlen Development, Opus Northwest and Beam Development.The so-called Burnside Bridgehead property covers a five-block area between Northeast Second Avenue and Martin Luther King Jr. Boulevard and Burnside and Northeast Everett streets. If maxed out, the property could hold 450 housing units, 170,000 sf of retail, 150,000 sf of office and 1,200 parking spaces. Gerding/Edlen, the locally based company behind the Brewery Blocks development in the Pearl District, has penciled in Home Depot as the retail anchor in its proposal. Opus, the Minneapolis-based developer of Bridgeport Village in Tualatin, OR, has penciled in Home Depot’s chief competitor, Lowe’s Home Improvement. Locally based Beam Development, which recently renovated the Eastbank Commerce Center building, proposes no defining anchor tenant, but rather a mix of smaller retailers that its says better fits the neighborhood. Hoping community opposition to big-box stores in the inner city doesn’t kill their chances of being selected, both Gerding/Edlen and Opus have said they are not fully committed to their anchor tenants.The commission received the proposals Nov. 22. All three proposals will be presented to the public on Thursday at a Portland Development Commission meeting. An evaluation committee will then examine the proposals and make a final recommendation to PDC executive director Don Mazziotti by Jan. 7. Mazziotti has not set a date for his decision.
