VANCOUVER, WA-Opus Northwest has submitted plans to the city for a $170-million mixed-use redevelopment of the Evergreen Airfield. The Denver-based company tied up the private airport two-and-a-half years ago.Opus’ current major development in the region is Bridgeport Village, a 1 million-sf retail and office development on the site of a former quarry in Tualatin, OR. The project’s anchor retail tenant, Crate and Barrel, recently opened its doors. The balance of the center opens its doors in May.The north-of-the-border version calls for 350,000 sf of retail use, 180,000-sf of office use, 135 residential units and a hotel of up to 150 rooms. Preliminary approvals could come as soon as the spring. Construction on the retail component could begin as early as this time next year.Hoping to beat developers to the punch, the Port of Vancouver and the City of Vancouver looked at buying and preserving the airport in 2000 but never acted on it, according to published reports. Neither city nor port officials were confident the airport could pay for itself, but its one of few options for pilots in Clark County and the airport is on higher ground than most of the rest fo the area, giving it potential for use in an emergency. Pearson Airpark, which is owned by the City of Vancouver, will be limited to historic aircraft in 2022, leaving pilots few places to in the county.
