"Coyote Portable Storage is doing great," says Bob Hubbard, a Phoenix associate with CB Richard Ellis Inc., who teamed with associate Aric Adams to represent the franchisee in the negotiations for 800 W. Carver Rd. in Tempe. "They didn't expect business to grow as fast as it has and they're very over capacity at their existing location and needed more space right away." The company also has a West Valley location at 1010 S. 65th Ave. in Phoenix.

"Coyote was finding that a lot of their business was in the Southeast and Northeast Valley," Hubbard says. "This new space is to serve the East Valley customers."

Hubbard tells GlobeSt.com that finding space for Coyote was more complicated than one might expect. "They wanted 45,000 to 55,000 sf and they have unique requirements--they need 20-foot wide, grade-level doors and 30-foot clear height, which allows them to bring the PODS in and out and to stack them," he explains.

The 190,000-sf warehouse, built in 1999, technically is 100% occupied. "The remainder of the building is available for sublease from an online grocery distributor," Hubbard says. Stein Koss of Lee & Associates Arizona's Phoenix office represented the building owner, Tempe Marketplace Commerce Association of Phoenix.
