The Florida distribution arm of France-based Sonepar USA is taking 40,403 sf for seven years at an aggregate rent of $1 million at the 1913 North US 301 location here. The transaction brings the park's occupancy to 71%.

Trey Carswell, an associate of industrial services in the local office of Advantis Real Estate Services Co./GVA negotiated for the tenant. Ann Adams and Irene Quisenberry of Taylor & Mathis Co. represented MetLife. Finding adequate space for World Electric wasn't a quick assignment. The tenant was occupying about 17,000 sf at 6809 N. Nebraska Ave. and its lease was expiring in May 2005.

"World Electric Supply had several requirements, including a need for much sought after outside storage, which made locating space alternatives a difficult task," Carswell tells GlobeSt.com. "Several locations were evaluated, including possible build-to-suit land sites, before the final location was selected."

Carswell says "once we focused on Centerpoint, the deal took about three months" to complete. "At the end of the day, World Electric was able to lease a well-located facility with outside storage for a great rate." Average asking base rents in the East Tampa submarket are $2.75 to $3.50 per sf, triple net for front-load buildings.
