Cobalt Capital Claims Chisholm Trail Center

HOUSTON-Cobalt Capital Partners acquires Chisholm Trail Distribution Center, a two-building complex totaling 86,904-sf of industrial space from a Los Angeles-based investor who is selling off non-coreassets. The buildings are 80% leased to local and regional tenants.

HOUSTON-Cobalt Capital Partners had expanded its Bayou City industrial portfolio acquiring Chisholm Trail Distribution Center, a two-building complex totaling 86,904 sf of industrial space. Chisholm Trail Distribution Center, which had a list price of $2.7 million, was sold by LA Houston Properties, a Los Angeles-based investor that is selling off non-core assets, says Rusty Tamlyn, a principal with Trammell Crow Co. He represented the seller, along with VP Ralph Tullier, in the transaction.

Tamlyn tells GlobeSt.com that Chisholm Trail Distribution Center received more than seven offers because of “the value-added opportunity to increase occupancy.” At the time of sale, the buildings were 80% leased to local and regional tenants on three- and five-year terms. They lease for about $5.40 per sf.
