IDS Launches NorCal Residential Division

FOSTER CITY, CA-Investment Development Services of Los Angeles enters Northern California with a division focused on urban residential properties.

FOSTER CITY, CA-Late in 2004, Investment Development Services entered the Northern California market with a new division here dedicated to residential investment. Based in Los Angeles, IDS is a real estate services company with three California offices and management portfolio of about 20 million sf. The new IDS Residential division at 950 Tower Lane in Foster City will provide development, construction and property management services.”Increasingly, our investors and clients are requesting that we present them with residential opportunities,” says IDS managing director David Mgrublian. “While office, retail and industrial properties remain a key part of our business, residential properties, particularly mixed-use projects in urban areas, provide an outstanding growth opportunity…while expanding our geographic outreach.”Running the new office as a managing partner is 25-year veteran Steven Epcar, a board member of the Housing Industry Foundation and a member of the National Multi-Housing Council. “Housing demands will continue to increase throughout the state, but the investment environment remains a challenge,” he says, adding that IDS Residential is already evaluating several projects in various stages of the development process in Northern and Southern California.Epcar came to IDS from his own consulting firm serving real estate investors and developers. Prior to that, he was president of residential 1, services for Carmel Partners Inc. based in San Francisco and, from 1991-2000, he was a founding partner and principal with Ventana Property Services of Menlo Park, CA. Prior to that, he served as president of Prometheus Management Group.
