HOUSTON-Local developer Wallace/Halpin LLC has broken ground on West Road Collection, a 100,000-sf retail development that will be anchored by a 45,000-sf Best Buy.
West Road Collection will rise on a 10.4-acre site at 10777 North Freeway that formerly housed a vehicle dealership. The infill location fronts Interstate 45 North and offers both visibility and accessibility with traffic counts of 200,000 vehicles per day, says Jim Wallace of Wallace/Halpin. "It will definitely enhance the neighborhood," Wallace says.
Industry experts estimate that West Road Collection will be worth nearly $25 million when complete. In addition to Best Buy's 10-year lease for a large concept store, Starbucks Coffee Co. has committed to a freestanding unit and drive-through and Verizon Wireless will be the primary tenant in a 5,000-sf pad building. An additional 50,000 sf of small shop space will be developed as part of the project.
Wallace tells GlobeSt.com that several other retailers are in negotiations for space in West Road Collection, which is expected to open this summer. Baker Katz Co. is handling the leasing for the project, he says.
Houston-based Lane Design Group designed the project. Houston-based US Builders is the general contractor. KeyBank Real Estate Capital of Cleveland is providing the construction loan. Wallace/Halpin LLC acquired the site from Chrysler Realty Corp. in an all-cash transaction.
