The Fort Collins, CO-based developer will break ground on the 75,000-sf, eight-building project in April. The project consists of two 11,479-sf buildings and six 8,940-sf structures priced at $175 per sf, according to Bryan Johnson, a medical specialist with Trammell Crow Co.'s Phoenix office who is marketing Stonegate Office Park.

Located near Banner Thunderbird Medical Center, the project is appropriate for medical offices and other professional uses. Johnson tells GlobeSt.com that 30% to 40% of the property has received letters of intent. Nearly half of the interest is coming from physicians and other medical-related users.

Stonegate Office Park is situated on 9.5 acres near Loop 101 and Arrowhead Town Center. "There's a large amenity base of retail for the project," Johnson says. In fact, there is more than two million sf of retail space in the area, with another 700,000 sf planned atHappy Valley and Lake Pleasant roads.
