The Emerson Electric Co. subsidiary owns and occupies more than 300,000 sf of industrial and office space on a 33-acre campus near Interstate 10 and Bunker Hill Road, which is now up for sale, Curt Stanton, a principal with Chicago-based Paine/Wetzel Oncor International, tells GlobeSt.com. "Daniel wanted to get into more efficient space," he says, explaining the 70-year-old company has been housed at the campus since it was built in the mid-1970s.
Stanton says Daniel Industries need a crane-served facility with 42-foot clear heights. "We looked long and hard to find an existing facility that would meet their needs, but we couldn't find one," he says. "We would have preferred to have all the operations in one location, but the build-to-suit and office lease was the best economic situation."
Daniel eventually decided to pursue a build-to-suit in northwest Houston, preferring that location because it was convenient for employees, Stanton says. Local firm Clay Development & Construction is doing the design-build for Daniel's build-to-suit,situated on 9.5 acres at 5650 Brittmoore Rd. The facility, which is 50% office space, will be ready to occupy in May. Industry experts estimate similar facilities would cost about $50 per sf.
Later this month, Daniel will move the office operations into 11100 Brittmoore Park Dr., a 71,000-sf, two-story, class A flex building, Stanton says. The company signed a 10-year lease for space once held by the defunct AquaSource Inc. space. The five-year-old building's space was marketed at $15 per sf. The building owner, 11100 Brittmoore Park Ltd. of Houston, was represented in the transaction by Howard Rambin of locally based Moody Rambin Interests.
