"Baltic Westborough LLC is looking for well-located, well-priced properties with growth potential," Carol Ann Oliver, formerly of Parsons Commercial Group Inc., who brokered the deal for Baltic, tells GlobeSt.com. "[This property] is one of the better quality buildings on Flanders Road and the leasing activity has increased substantially in the Westborough and Marlborough markets recently."

Developed in 1986 by Atlantic Tambone, the three-story, steel frame and brick masonry class B office sits on 5.8 acres of land. The building, which is located within one mile of the Interstate 495 interchange of Route 9, houses two tenants, Viking Systems, a medical technology firm, and Securitas Security Services USA.

The occupancy rate of the building is currently 42%, but Oliver, who will be handling the leasing in conjunction with Scott Hughes, president of Hughes Properties of Framingham, says "we are currently in negotiations with several potential clients." The availability rate is 22% for both office and R & D space for the MetroWest suburbs, according to Hughes, and the building's rental rates are advertised as $10 per sf on their website.

Hughes, associate Matthew Foley and Brian A. Gagne of Hughes Properties Inc. represented the seller, MAT Realty Trust. Oliver, formerly of Parsons Commercial Group Inc., procured and represented the buyer, Baltic Westborough LLC.
