According to Brian Ezratty, Eastern's vice chairman and principal of the firm, the bidding process began "in earnest" after the holidays. "We have started to receive offers and we anticipate a very active period over the next couple of weeks. While it is still too early to tell, interest in the asset could exceed $100 million."

Located between Fifth Avenue and Avenue of the Americas, leasing agent GVA Williams was able to reorient the building's address from 25 West 43rd St. Within walking distance of Times Square, Grand Central Station, the Theater District and Bryant Park, the building has a retail component that utilizes the property's block-through site with 50 feet of frontage on the 44th Street side, more than 140 feet along 43rd Street and multiple stores in the main lobby between the two streets.

Last November a number of leases were signed including the City University of New York's 56,208-sf renewal on floors 17, 18, 19 and part of the 10th and third floors. Editing house Crew Cuts Film & Tape signed on for 28,000 sf. The company renewed a 25,000 sf lease and took an additional 3,000 sf. The Princeton Club of New York expanded from 1,000 sf to 5,800 sf and law firm Bauman, Katz and Grill expanded from 2,800 sf to 7,100 sf. The site is currently 90% leased. Some space in the building is currently advertised at $29 per sf.
