The four-story, 50,000-sf building, dubbed 23 Wynden, will be situated on a 1.5-acre site off South Post Oak Lane between Woodway Drive and San Felipe Street. "Midway's first building is very successful and we think there will be plenty of demand for a small, boutique office building," says Scot Ison of locally based Axis Property Advisors, who is teaming with Nelson Udstuen to prelease 23 Wynden. Midway's first building, 34 Wynden, was developed in 2002. Today, it's fully leased and includes the developer's headquarters office.
Midway's 23 Wynden projects promises to be the first construction in the Uptown office market since the reconstruction of West Loop 610. However, Ison tells GlobeSt.com that construction will not begin until 50% of the class A space has been preleased. The space is on the market for about $25 per sf--and there are no commitments in hand.
The office development will have 16,500-sf floor plates plus surface and covered parking spaces. Designed by locally based Kirksey Architecture, 23 Wynden will have a brick-and-natural stone exterior and two-story lobby. Ison says the general contractor has yet to be selected and construction financing been yet to be placed.
