Located just three blocks from the White House and the US Department of the Treasury, One Metro Center climbs 12 stories high, with a Hecht's department store occupying the first few levels and the offices beginning on the seventh floor. The class A property is home to a stellar list of tenants, including law firm White & Case LLP, which committed to 118,000 sf under a 15-year lease. Other occupants include global communication consultancy company APCO Worldwide Inc., having signed on for 62,000 sf in October, and law firm and lobbying concern Manatt, Phelps & Phillips, which relocated to a 25,500-sf space in the building last year.

While One Metro Center is currently Tishman Speyer's only finished holding in the District, the decision to sell it is by no means an indication of an impending exit from the DC market. The company is planning to begin building a 170,000-sf office property at 901 11th St. NW sometime next year.

Responding to GlobeSt.com inquiries, officials from Tishman Speyer would not confirm the marketing of One Metro Center, but did reaffirm the company's intentions to remain active in the region. "We are committed to a long-term presence in the Washington, DC Metro real estate market, and view it as maintaining great value both from a long and short-term perspective," says Tishman Speyer senior managing director Casey Wold.
