Completed in 2002, Dominion One is a five-story structure that, along with the land it occupies, features a current assessed value of nearly $29.2 million. The three-acre parcel next door at 8117 Gatehouse Rd. will ultimately become home to Dominion One's identical companion building, Dominion Two.

According to a document detailing a November 2004 meeting of the Fairfax School Board, officials will spend about $13.5 million on tenant improvements and the like to prepare Dominion One for occupancy. Over the next three decades, this consolidation endeavor is expected to save FCPS about $47 million. The Staubach Co.'s John Gibb, Brian McMullan, Pete Brohoski and Michael McShea--after having been tapped by FCPS to survey other possible sites--orchestrated the deal with the sellers.
