The Mall of Abilene is located at 4310 Buffalo GapRoad, which puts it in the main retail trade area in Abilene.It's situated on 65 acres off of U.S. 83/84,two miles south of I-20. As the only enclosedmall within 22 counties in West Texas, Mall of Abilenehas little competition and enjoys the status of adominant mall with annual sales of morethan $100 million, and 97% occupancy. Moreover, BestBuy and Books A Million will open their first Abilenestores in the mall in the near future.

The mall is anchored by Dillard's, Sears, JCPenney andPremiere Cinema. However, the acquisition does notinclude Sears or Dillard's anchor space; therefore,Gregory Greenfield & Associates acquisition totals336,143 sf on 32 acres.

According to Chris Turner, a director with HollidayFenoglio Fowler LP, a plethora of investors wereinterested in the Mall of Abilene because of itslocation, dominance and strong occupancy. Turner andKim Flores marketed the Mall of Abilene on behalf ofEnterprise Asset Management, which is managed byRadiant Partners LLC.

Mall of Abilene is just one of Gregory Greenfield &Associates' recent mall acquisitions in the Lone StarState. Within the past 12 months, the investment firmhas acquired the 706,160-sf Central Mall in PortArthur and the 561,000-sf Killeen Mall in Killeen.The company owns 17 malls nationwide for a total of about 12 million sf of retail space.
