The energy company will move into the expansion space on the 52nd floor in six weeks, says Clark Davis, leasing director for Hines Interests LP. Bois d'Arc Energy has been a tenant in the 75-story, two-million-sf tower at least two years. The company was subleasing 4,900 sf on the 62nd floor while an affiliate company occupied 2,300 sf with a direct lease for the 63rd floor of the 600 Travis St. high-rise.
"We had to deal with an existing sublease and an existing lease and combine them together to move them to the 52nd floor, which is the last full floor that is available," Davis tells GlobeSt.com. Building owner, Texas Tower Ltd., terminated the existing leases and set up a new one that allows the energy company to double its space "to allow for future growth," he says.
The company, which concentrates its exploration efforts in the Gulf of Mexico, has filed documents with the US Securities & Exchange Commission for an IPO and intends to change its name to Bois d'Arc Energy Inc. Bois d'Arc Energy was represented by Kevin Hodges, a senior managing director in Studley's Houston office.
The Bois d'Arc Energy lease brings JPMorganChase Tower to 95% occupancy, according to Davis. The 23-year-old building's quoted rent is $12 per sf triple net.
