The company, which manufactures and installs custom cabinetry for convenience stores, signed a four-year lease at 5536 W. Roosevelt St. The deal puts about $300,000 in the pockets of building owner, Denver-based ProLogis, says Matt Hobaica, a principalwith Lee & Associates Arizona who represented Usalco Ltd. in the transaction. ProLogis used in-house broker Patty Stephens to negotiate its terms.

Usalco will move from 42,000 sf of manufacturing space at 1310 Drivers Way in Tempe in March. Hobaica tells GlobeSt.com that the firm's lease was up when a partner in the company decided to sell out and the remaining partner, Jim O'Connor, chose to move the operations closer to his home in Central Phoenix.

According to Hobaica, Usalco's O'Connor was searching for a freestanding building that would offer a better image for the company. The Roosevelt Street building, built in 1988, had been vacant about three months before Usalco became interested in it. "They liked the economics of the deal and its location," Hobaica says.
