The District's Columbia Heights neighborhood is home base for Kenyon Square, which occupies what had been a vacant parcel of land on 14th Street right across from a Metro station. When work is completed, the Torti Gallas and Partners-designed multifamily property will offer 20% of its units as affordable housing for households earning 30%, 60% and 80% of the area median income. Ultimately, Kenyon Square will be joined on its parcel by Victory Heights, a 75-unit property set aside as affordable senior housing by developer Victory Housing.

Kenyon Square will be followed by another Donatelli & Klein-led multifamily property in the 14th and Irving streets area, the mixed-use Highland Park project with 235 units and 22,000 sf of ground-level retail. "The Washington metro area's condo marketturned in another stellar performance in 2004, surpassing sales and price benchmarks set in 2003," Delta Associates' Year-End 2004 Apartment & Condo Report finds. "Sales pace remains healthy, despite the ever-increasing pipeline and increased competition." Donatelli & Klein president Chris Donatelli tells GlobeSt.com, "Our experience has been and continues to be that the market is very strong; and there is a particularly strong demand for condos at Metro sites."
