The mortgage firm will move from 6,000 sf at 3800 N. Central Ave. to the 19,259-sf, class B office building at 3724 N. 3rd St. in March. "Security Mortgage needed more space and wanted to buy rather than lease," Barry Gabel, a senior vice president with Trammell Crow Co.'s local office, tells GlobeSt.com. He and TCC colleagues Mindy Korth and Todd Noel represented Cumming Family Trust while TCC's Blaine Black and Pat Devine represented Security Mortgage.

Gabel says the ClareWeld building offers better visibility and better access for Security Mortgage's clients. "They will have visible signage and won't have to deal with parking garages and validation," he explains.

The 23-year-old, two-story building is 50% leased to Avesis Inc., which markets and administers managed care programs for vision, dental and hearing coverage. "They didn't need the whole property and since it has another tenant, they were able to get immediatecash-flow and future income," Gabel says. Security Mortgage will occupy the second floor and Avesis will hold onto the first floor.
