The St. Paul Port Authority and Frauenshuh Cos., the Bloomington, MN-based developer, are developing the 124,000-sf Westminster project, a four-story building that is also expected to house operations for the Gillette Children's Hospital. Late last year, the developers said they planned to build a medical office building that might be as large as 90,000 sf.
The building is located on a 5.1-acre site across the Phalen Boulevard where HealthPartners is building a $22-million specialty clinic. The Bloomington-based health care provider announced the project late last year. "The close proximity of the new surgery center to our new specialty center and Regions Hospital also will be convenient for patients and physicians alike," says Mary Brainerd, HealthPartners president and chief executive officer.
The new building also will offer expansion space for additional surgical clinics in orthopedics, ear, nose and throat, podiatry and urology, which will in turn allow for expansion of neurology, neurosurgery and spine surgery in the HealthPartners specialty center across the street. HealthPartner's center will feature 10 state-of-the-art operating rooms, advanced surgical equipment and patient conveniences such as off-street parking.
The building, which is expected to be ready for occupancy in the spring of 2006, will be owned by a joint venture between the Port and Frauenshuh. There is no price tag on the project yet, although the Port's contribution of land has an estimated appraised value of nearly $2.7 million and Frauenshuh will make a contribution equal to that, according to Port documents. The new building also would create a health care corridor of sorts in the nearby Phalen Corridor redevelopment project.
