"The big thing with these guys was signage," Scott Fikes, an office broker with Grubb & Ellis Co., tells GlobeSt.com. "This was a good opportunity to upgrade their space and get signage along busy Southwest Freeway." The firm was occupying about 5,500 sf at 4211 Southwest Freeway.

Fikes says Buy Owner's team wanted to stay in the Galleria submarket and had plenty of options. He adds that several building owners offered signs, but Executive Plaza's economic package won the nod for 4615 Southwest Freeway.

With the Buy Owner lease, the 306,208-sf Executive Plaza is 82% occupied. It leases for $16 per sf. John Hornbuckle with the Cypressbrook Co. represented the local owner EP Office Holdings LP.
