The firm adds 42,000 sf and extends the total lease agreement for 15 years. The CB Richard Ellis team of Stephen B. Siegel, Craig Reicher and Timothy Dempsey arranged the transaction on behalf of Fried Frank. Attorneys Jonathan Mechanic and Meyer Last of Fried Frank also represented the firm. Douglas Winshall acted for the ownership, Trizec Properties as did attorneys Chris Smith and Scott Vetri of Shearman & Sterling. "The expansion and extension of our lease at One New York Plaza also reaffirms our commitment to Lower Manhattan for today and tomorrow," adds Mechanic, chairman of Fried Frank's real estate practice.
Financial details of the lease transaction were not disclosed, however office space on the concourse level is priced at $40 per sf. Located at Water and Whitehall Streets, the 50-story, 2.5 million-sf One New York Plaza was completed in 1970 and renovated in 1995. The property was acquired by a Trizec affiliate in 1999. Other tenants include Goldman Sachs and the Battery Park Conservancy. Last year, Morgan Stanley inked a deal to sublease approximately 447,000 sf at the site, marking its return to Lower Manhattan.
