DCP Kuykendahl, a partnership between local developer Brent Coon Interests and Beaumont, TX-based Proctor Group, is building the development's sixth building on a 2.3-acre tract at 10333 Kuykendahl Rd., bought from the Woodlands Development Co. The final construction is estimated to cost $2.6 million, according to Ron Sapio, a partner with Brent Coon Interests.

Sapio tells GlobeSt.com that Dr. A. Brant Lipscomb Jr. of Fondren Orthopedics Group is the lead tenant, pre-leasing 10,082 sf. Kuykendahl Emergency Center took 3,900 sf and Northwest Oral Surgery committed to 2,280 sf. The quoted rate for the long-term leases ranged from $18.50 per sf to $19.50 per sf triple net.

Houston-based Wingfield/Sears Group Inc. designed the medical office building. DeBlanc Construction, also of Houston, is the general contractor.

After the single-story building is completed, Sterling Ridge Medical Professional will have 77,000 sf in six medical office structures sitting on nearly nine acres. There is no more land left nearby to add more phases, but the partnership is considering other projects in the Woodlands, Sapio says.

Beau Proctor and Brent Coon represented DCP Kuykendahl in securing the land. The Woodlands Development Co. was represented internally by Greg Jordan, director of commercial land sales.
