Surgery Group's Leases Kick Off $5M-Plus Medical Plaza Project

HOUSTON-Cirrus Group gets a group of 20 surgeons to commit to 10-year leases for a 13,000-sf surgery center and 5,000-sf imaging facility in the proposed Spring Creek Surgery Center. The first phase to the 40,000-sf plaza is now poised to break ground.

HOUSTON-With 18,000 sf of signed leases in hand, Cirrus Group LLC is set to break ground on its sixth medical plaza in the Greater Houston region.

Next month, the Dallas-based firm will break ground on the 23,000-sf first phase to Spring Creek Surgery Center, a 40,000-sf surgery center and medical office building planned for a five-acre tract near the intersection of Texas 249 and Northpoint Boulevard, says Jason Signor, development manager for Cirrus Group. The firm acquired the parcel, listed at $1 million, from Williamsville, NY-based Eastbourne Investments Ltd.

The first phase will cost about $5.3 million, Signor tells GlobeSt.com. A group of 20 surgeons signed 10-year leases for a 13,000-sf surgery center and a 5,000-sf imaging facility. The first phase, penciled for a November delivery, also could include a pharmacy, physical therapy clinic and dentists. The 17,000-sf second phase, all earmarked as office space, most likely will break ground this year as well.
