REDMOND, WA-King County will be issuing requests for proposals for redeveloping portions of the 4.8-acre Redmond Park-and-Ride lot that sits next to where King County Metro Transit will be developing a new transit center. The county transportation department’s transit oriented development group will issue the RFPs. The first RFP will involve selling air rights for residential development above a new park-and-ride garage. The second RFP will be focused on a mixed-use, 3.5-acre development to include housing and retail.The new $7-million transit center will be located on Northeast 83rd Street, just east of 161st Avenue Northeast. It will include on-street bus loading and bus layover facilities. Financing to construct the transit center has been secured from Sound Transit and federal grants. The overall goal of the TOD program is to reduce the use of single-occupant vehicles by increasing the number of times people walk, bicycle, carpool, vanpool, or take a bus, streetcar or rail. The concept includes mixed-use, higher-density buildings at the sidewalk; less private and more public open space; smaller blocks; narrow streets with wider sidewalks, street trees and lights; lower parking-to-occupant ratios; shared parking; parking behind buildings; and on-street parallel parking.Two recent transit-oriented development projects are the Village at Overlake housing complex at the Overlake Park-and-Ride, and a retail-housing development with shared parking at the Renton Transit Center.
