Situated atop the Gallery Place Metro Station near the MCI Center, Gallery Place will ultimately be a 1.5 million-sf destination that will also feature condominium residences. The locale affords the FBI the convenience of a burgeoning downtown location, as well as the benefit of being within blocks of its headquarters in the J. Edgar Hoover Building at 935 Pennsylvania Ave. NW.

Transwestern Commercial Services' Eugene Smith and Robert Osinoff, and Akridge's Andrew J. Eichberg and P. Brian Connolly represented property owner Gallery Place Associates, which is a joint venture involving Akridge and Western Development; the GSA spoke for the FBI. While the specific financial terms of the lease are not being released, Connolly did tell GlobeSt.com that the rental rate range for office space at Gallery Place is $44 to $48 per sf, full service. The FBI's lease is for a 10-year period, and leaves the office segment of Gallery Place 50% occupied.
