UNION CITY, CA-Alan Computech International and WHCI Plumbing Supply each recently acquired industrial buildings here in separate transactions totaling about $9 million, according to local sources.Alan Computech, a wholesaler, distributor and reseller of surplus computer hardware products acquired a 24,053-sf building on 1.5 acres at 33258 Central Ave. The company paid $110 per sf or slightly more than $2.6 million for the building, completed last year and located behind its existing warehouse at 33215 Transit Ave. The seller was Headlands Realty Corp.WHCI, the plumbing supply company, purchased a 61,680-sf warehouse on six acres at 2900 Volpey Way for $86 per sf or $5.3 million. The seller was the Markstein Family Trust. Built in 1978, the former beer distribution facility includes 8,200 sf of office space. WHCI will use the facility to relocate and expand from its existing location one mile away at 30305 Union City Blvd. Part of the new facility will be used to create a product showroom.BT Commercial Real Estate/NAI of Oakland was involved in both deals. Jay Hagglund and Adan Martinez represented both sides of the WHCI-Markstein Family Trust transaction. In the Alan Computech-Headlands Realty transaction, Joe Fabian, Steve Kapp and Mark Maguire represented Headlands Realty and Dan Bergen with Colliers International of Pleasanton represented Alan Computech. The brokers involved were not available for comment.In another recent Union City industrial transaction involving BT, Raypak, a manufacturer of commercial and residential boilers signed a 10-year lease for 53,088 sf at 29959 Ahern Ave., a Catellus Corp.-owned building that has 14,000 sf of two-story office. The average rate over the life of the lease is believed to be about $0.37 per sf, according to local sources. The deal reportedly includes a tenant improvement allowance of about $5.50 per sf and three months of free rent. BT brokers Jeff Starkovich, Joe Fabian & Tom Damaschino represented Catellus. Larry Jones of CB Richard Ellis in Oakland represented Raypak.
