Video inspection and rehabilitation equipment maker CUES Corp., a wholly owned subsidy of Elexsi, occupies the entire building, which has 14,000 sf of office space. Office vacancy in the north suburbs most recently stood at 18%, according to Grubb & Ellis' research report, while vacancy is above 20% in the rest of the suburbs. At the same time, industrial vacancy in the far north suburbs most recently stood at 6.5%, best in the city and suburbs.

Keith Puritz and Brett Kroner of CB Richard Ellis were sole brokers in the deal. CUES Corp.makes equipment used to inspect and repair wastewater and drainage systems.
