Sports Zone's lease agreement is with company founder and president Michael Syag, who recently acquired the property from MOR Ammendale LLC in a $3.5 million transaction. Terms of the lease have not been disclosed; however, Manekin LLC had been marketing space in the two-year-old, single-story facility for $10.75 per sf, triple net.

Located at 5851 Ammendale Rd., Sports Center's new home is just one of two buildings that currently comprise the Ammendale South Technology Center, which will ultimately offer 185,000 sf of flex and industrial space among a handful of structures. Current tenants on the campus include HVAC equipment manufacturers' representative Havtech Corp., and offices of the US Food & Drug Administration and the US Bureau of Alcohol, Tobacco & Firearms.

"Sports Zone has been looking for a larger space for the past seven months, and it made sense to look in Prince George's County, where they run several stores," says Vince Coviello of Moore & Associates, who represented Syag. "The Ammendale campus was a great fit--centrally located for Sports Zone's distribution activities, with easy access to I-95 and the Capital Beltway."
