Located at 131 M St. NE, One NoMa Station is in the center of the rapidly developing NoMa Corridor, a previously underutilized area north of Massachusetts Avenue near Union Station in the Capitol Hill area. More specifically, the campus boasts a coveted spot across from the recently opened New York Avenue Metro Station. Other residents of the corridor include XM Satellite Radio global headquarters, a Federal Express regional distribution center, the US Securities and Exchange Commission headquarters and the headquarters of healthcare insurance provider Carefirst-Blue Cross/Blue Shield. The US Bureau of Alcohol, Tobacco & Firearms is currently developing its headquarters in the area, as well.

"One NoMa Station will be a flagship property in the area, and the first new office space available in the redevelopment zone," says Bristol Group property manager Andrew Pellman. "The Capitol-area market has experienced a tremendous demand from the US General Services Administration and the private sector for modern facilities with large blocks of contiguous space."

One NoMa Station will offer extensive structural security and a secure communication infrastructure, two highly desirable features among federal agencies and government contractors in this post-Sept. 11 climate. The property will offer other coveted amenities such as a rooftop terrace and a fitness facility. The Bristol Group is joined in this project by real estate services firm Spaulding & Slye Colliers, which is overseeing construction, leasing and property management, contractor Tishman Construction Corp. and architectural and engineering firm Ai. Space at One NoMa Station is currently being marketed in the upper $30s to the lower $40s per sf, full service.
