Victor Gardens North is expected to consist of 198 townhomes in addition to the 70,000 sf of neighborhood retail and office space on a little more than 46 acres just north of Frenchmen Road, or Washington County Road 8, and east of Elmcrest Avenue North. The developers still needs to work out some approvals from the City of Hugo, says Bruce Carlson, vice president of retail development for United Properties, the Bloomington-based commercial real estate firm. Victor Market would also include about 15,000 sf of other shops. United is not ready to announce any tenants for the smaller space, he adds. There is some speculation among city officials that it could be two sit-down restaurants.

The timing of the commercial portion of the project depends on improvements scheduled to be made on County Road 8 this year and next year, Carlson says. He hopes it could be ready to open either by the end of this year or the spring of 2006.

Pratt Homes is the lead developer involved in the residential portion of the project, Carlson says. Other builders include American Classic Homes, Senn & Youngdahl and David Bernhard Builders and Developers.
