With the assistance of Advantis Real Estate Services Co., the Stephen A. Goldberg Co. sold the six-story structure in exchange for approximately $38.7 million, or $288 per sf. Located at 540 Gaither Blvd. in the I-270 corridor, the Eisenberg Building is one of three class A office facilities that will ultimately grace the 500,000-sf Redland Center; the last two buildings have yet to deliver.

According to Montgomery County records, the property has a current assessed value of about $17.6 billion. Advantis's Jim Meisel, who along with colleague Dek Potts served as the sole brokers on the deal, notes that the property is a solid investment because of its age, as well as the long-term lease with the GSA.
