DENVER-This city hasn't had a stand-alone Foley's department store since the St. Louis-based May Co. closed its venerable store in Downtown Denver about 15 years ago, when Foley's was still called May D&F. That May D&F is now part of the Adam's Mark hotel.
Now, Stapleton is getting a stand-alone Foley's, the dominant department store anchor in the Denver metro area. But instead of being an anchor of a traditional mall, as it typically is, now the 140,000-sf Foley's will be a stand-alone store along a new Main Street under construction at the 1.2-million-sf NorthField at Stapleton at the former international airport, which is now the largest infill development in the US. The Foley's is being joined by a 180,000-sf Super Target, as well as the first Bass Pro Shops Outdoor World in the state, also 180,000 sf. The development also includes the first Harkins Theatre movie complex outside of Arizona.
"All of this retail is coming to an area that historically has been under-served, because the land was occupied by the airport for all of those years," Forest City West spokesman Tom Gleason tells GlobeSt.com. "The NorthField retail center is really designed to be the best of both worlds, with Foley's anchoring the north end of Main Street and the Harkins theatre on the south end."
NorthField ultimately will have 678,000 sf of power center tenants, including the SuperTarget and 567,000 sf of Main Street tenants, which will include a variety of smaller shops. In the first phase of the NorthField "lifestyle" center, the Bass Pro and Super Target will open late this year. Foley's and Harkins will be part of Phase II and will open in 2006.
Construction of Foley's two-level store will begin in the fall. The store will feature brighter, more contemporary architecture; an open floor plan with easy access to merchandise; and movable perimeter walls that can be quickly changed to display different merchandise. It is specifically designed to respond to the growth of suburban off-mall "lifestyle" centers and the customer's desire for more convenient shopping., according to Drew Pickman, president and chief executive officer of Foley's.
"This site will represent Foley's 13th location in Colorado. It is important for us to have a presence at Stapleton, the newest and most rapidly growing community in Denver," Pickman says. "This is a young, family-oriented neighborhood."
NorthField at Stapleton will be Stapleton's second town center/regional retail center. It is just north of Interstate 70 at Quebec Street and will be the first "Power Town" in Colorado combining major anchor stores, specialty shops, restaurants and entertainment in an outdoor setting, according to Brian Jones, president of Forest City West.
"The population in NorthField at Stapleton's trade area is 567,000 with an average income topping $56,000," Jones says. "Additionally, 1.2 million people reside within 20 minutes of Stapleton. These demographics indicate a need for the kind of retail we arebringing to the area. With 12,000 residences at build out and 10 million square sf office space, Stapleton will demand the kind of shopping and entertainment that we are bringing to the area."
