This month, Timec Co. will move into 10845 Strang Rd. from about 40,000 sf of industrial space at 2315 W. Main St. in nearby Baytown. "They needed to upgrade their space and they wanted to be closer to their customers along the ship channel," Kevin Erck, associate director of Cushman & Wakefield of Texas Inc., tells GlobeSt.com. "Port Central Industrial Park is right in the middle of the refineries."

Erck and C&W's John Talhelm represented Timec in the transaction while building owner, locally based PinPoint Commercial LP, was represented internally by David Toone. PinPoint Commercial built the warehouse on a speculative basis in 2004. Situated on three aces, it was the first building in the Port Central Industrial Park, Erck says. It leases for $5.76 per sf.
