CARLSBAD, CA-Expansion on Carlsbad Corporate Center has begun with an additional 105,000 sf being added to the complex. The addition will give the industrial complex 255,000 sf, with space being offered for both small and mid-size tenants. The project is being built on a nearly 8.3-acre parcel and being designed by Sillman Wright Architects. Initial grading has begun on the site and the project has a completion date set for December. The project includes four concrete tilt-up buildings.”There is a very limited available supply of existing multi-tenant product in Carlsbad and little construction planned to compete in the near term,” says Kevin Hill, vice president of leasing with HG Fenton Co., who is developing the project. The general contractor for Carlsbad Corporate Center is Ledcor Petty. The landscape architect is Cambridge Associates. “This expansion will allow us to provide businesses with space options ranging from as small as 1,500 sf to as much as 40,000 sf,” adds Hill.Located near the intersection of El Camino Real and Faraday Avenue, Carlsbad Corporate Center’s first phase was developed in 2001, with HG Fenton Co. acquiring the site in 2003. Existing buildings include two facilities that total roughly 150,000 sf. One of the 75,000-sf buildings is occupied by Atlas Distribution, a subsidiary of K2 Sports. Later this spring, K2 will make the second building its corporate headquarters. Dennis Visser, Mark Emerick and Aric Stark of Grubb & Ellis/BRE Commercial are marketing the project for lease. “This space will lease quickly,” says Visser, who lists a limited supply of multi-tenant options and good location among the reasons for the space to quickly fill up.
