THE WOODLANDS, TX-In anticipation of 2,000 homes being built in the East Shore neighborhood, Wulfe & Co. has purchased 3.3 acres with plans to develop a $3.5-million retail center. The parcel is situated at the entrance of East Shore on Grogan's Mill Road south of East Shore Drive.

Construction on the as-yet unnamed 30,000-sf center is scheduled to begin in second quarter 2006, according to Bob Sellingsloh, president of Houston-based Wulfe & Co. "It's a strategic piece of property and we're just in the preliminary stages," he tells GlobeSt.com, adding the firm is waiting for more rooftops to go up in the subdivision. East Shore is situated in the Garden District of the Woodlands' Town Center. It will feature a mix of brownstones, lofts, townhouses and condos priced from the mid-$200,000s into the millions.

Sellingsloh says Wulfe & Co. envisions the center will boast a mix of restaurants and service business to serve the growing community. He estimates rates will run about $25 per sf. The acreage was sold by the Woodlands Development Co., which was represented internally by Greg Jordan, director of commercial land sales.
