Developer Barlett Medical Partners LP already has commitments in hand for 30% of the class A space in Pinecroft Medical Plaza II, which will be 10,000 sf larger than the first building, Jeff Beard, president of the J. Beard Co. LLC of Houston, tells GlobeSt.com. The developer will buy the land at the crossroads of Six Pines and Pinecroft drives, as it did before, from the Woodlands Operating Co.

Pinecroft Medical Plaza II will deliver in spring 2006. According to an industry expert familiar with the project, the expansion will cost about $8 million based on a $200 per sf construction tab. The medical office space is being marketed at $19 per sf triple net.

"We're already seeing significant demand that the developer is thinking about a third phase of 250,000 sf to 300,000 sf of medical office space," says Beard, who is confident that the second building is poised to match the lease-up rate of its 30,000-sf sister, which recently delivered at 9191 Pinecroft Dr. Besides the usual medical office line-up, the 90%-leased building houses Avante Day Spa, All Seasons Allergy, Asthma and Immunology Center and a psychiatry group.

Houston-based Browne Penland McGregor Stephens Architects Inc. designed the complex. The general contractor for the second phase has not been selected, according to Beard.
