TCC has started moving dirt for the pharmaceutical giant's distribution center to service South Texas and Louisiana, says Jim Casey, managing director of development and investment for TCC's Houston office. He tells GlobeSt.com that San Francisco-based McKesson Corp. plans to consolidate two regional distribution centers into the Conroe facility. The project--McKesson's first location in the region--will add 100 jobs to the area. The corporation has yet to announce which two centers in its 30-location network will be consolidated, but its closest facilities to the project site are located in Harahan, LA, Grapevine, TX, Oklahoma City, Memphis and Phoenix.
Situated on 16 acres along Pollock Drive near Interstate 45, the fully air-conditioned build-to-suit will be ready to occupy in December. The building will feature 32-foot clear heights and a cross-dock configuration as well as 11,000 sf of office area and 46,000 sf of mezzanine space.
According to industry experts, similar buildings lease for $6 per sf while land sells for less than $2 per sf. TCC bought the acreage from the city, which offered millions of dollar in tax incentives for McKesson Corp. to move to Conroe. The Fortune 100 company also received Freeport exemptions from the Conroe Independent School District. McKesson spent more than 12 months evaluating existing buildings and sites in the Houston metropolitan area, Casey says.
Houston-based D.E. Harvey Builders Inc. is the general contractor. Fort Worth-based Carter Burgess Inc. is the project's architect and engineer.
Besides Casey, the TCC team included David Hudson, Faron Wiley and Jay Sholl negotiated the build-to-suit transaction. Tom Stinson of the Greater Conroe Economic Development Corp. also was involved in the negotiations.
