UPPER MARLBORO, MD-Collington Trade Center, a new 200,000-sf flex/warehouse/office development that is still under construction, has found its first tenant. Target signed a lease with project developers Gingery Development Group and the Tower Cos. for 21,000 sf at the first of the upscale park's two buildings, a 90,000-sf structure with the address of 15800 Commerce Ct., located within the 936-acre Collington Center industrial park off Rte. 301.

The terms of Target's lease have not been disclosed; however, David McClatchy and Charles Dukes of Scheer Partners, which is overseeing leasing activities on behalf of Gingery and Tower, are marketing space in the first building for $5.95 per sf. "Target only chooses the best locations and facilities; we believe their choosing Collington over other options speaks to our quality construction and diligent management," says Gingery principal J. Montgomery.

Collington's second building, a 110,000-sf structure, is on schedule for completion next month. Target plans to use its new space for inventory and distribution purposes, and will move into the building at the end of this month.
