National Mall Front plans to occupy 26,000 sf of the 24-year-old building at 21609 N. 12th Ave., says Cory Spanko, a broker with Wiley and Associates in Phoenix. He represented the buyer while Paul Boyle and Rick Danis with Grubb & Ellis|BRE Commercial LLC represented the seller.
The design-build firm, eyeing a June move-in, has started rehabbing the building. "They needed to expand and wanted to be close to their existing facility," Spanko tells GlobeSt.com, adding the firm owns a 64,000-sf building right across the street.
Spanko says National Mall Front was the only interested buyer during the six to eight months that the building was on the market. "Because of the condition of the building, it needed a hand-on owner/user--plus, everyone knew that the building's biggest tenant, Sonoran Air, planned to vacate 26,000 sf," he says.
Now that National Mall Front has taken possession of the building, it is 100% occupied. Other tenants are local firms, Shadow Industries and A&H Cabinets.
