"This is organic growth. They're doing more volume and it's driven by the homebuilding," Mike Novelli, a principal at Cypressbrook Co. in the Woodlands, tells GlobeSt.com about the expansion for 9835 Genard Rd. in the Fairbanks Industrial Park. "They probably are taking a bit more than they need right now, but they expect they'll grow into it," he says.

Emser, now moving into the expansion space, is the lead tenant for the 471,370-sf building, taking over two of three bays in the 1980s-era product. With Emser's expansion, the building, vacated by Republic Beverage, is fully occupied. The structure's quoted rent was about $3.80 per sf.

According to Novelli, Emser chose the Genard building for its regional headquarters about two years ago because it's close to the port. "They primarily use the Port of Long Beach, but decided they need to have an alternative port," he says, "and this was a naturalchoice for them."

Emser always hoped to expand, but wasn't sure of the market at first, according to Novelli. The company ships tile and stone to Midwest and Southeast regions from the location and supplies several showroom/warehouses in the Houston region.

Novelli teamed with Pollard Galipp, also with Cypressbrook, to negotiate terms for Emser. Building owner, Industrial Realty Trust of Chicago, was represented by in-house broker, Troy McMane.
