Tile Distributor Signs Three-Year Expansion Pact

HOUSTON-Emser Tile and Stone of San Diego adds 187,688 sf to its regional distribution center, becoming the lead tenant with 299,688 sf. The expansion pact takes the Port of Houston warehouse to 100% occupancy.

HOUSTON-Emser Tile and Stone has more than doubled its presence in the metro, signing a three-year lease for an additional 187,688 sf at a Port of Houston warehouse in the northwest sector. The deal boosts the San Monica, CA-based firm’s total to 299,688 sf.

“This is organic growth. They’re doing more volume and it’s driven by the homebuilding,” Mike Novelli, a principal at Cypressbrook Co. in the Woodlands, tells GlobeSt.com about the expansion for 9835 Genard Rd. in the Fairbanks Industrial Park. “They probably are taking a bit more than they need right now, but they expect they’ll grow into it,” he says.

Emser, now moving into the expansion space, is the lead tenant for the 471,370-sf building, taking over two of three bays in the 1980s-era product. With Emser’s expansion, the building, vacated by Republic Beverage, is fully occupied. The structure’s quoted rent was about $3.80 per sf.
