Located near the intersection of Riverstone Boulevard and Texas 6, the project will consist of 21 single-story buildings, ranging from 3,000 sf to 7,000 sf. The build-out projection is 93,000 sf to 97,000 sf, none of which will be spec space.

The first build-to-suit space will deliver in nine months, according to John Novak, a leasing agent with Sugar Land-based Curtice Commercial Realtors. The firm is teaming with Crossmark Group of Sugar Land and Jardine Group of Houston to develop the park. Novak says two buildings, totaling 11,500 sf, have been pre-sold, but he can't disclose the buyers' identities.

"This is an up-and-coming area," Novak says. "We are getting a lot of inquiries from professionals like physicians and accountants." Fort Bend County's population is expected to double to 800,000 in the next 10 years.

Novak tells GlobeSt.com that improved lots will range from $145,000 to $375,000, depending on size and location. Some lots are lakefront real estate. The partnership currently is working on putting in utilities, parking and landscaping for the lots.

The buildings, ticketed at $120 per sf for shell space, have exterior design elements of stucco, brick, pre-cast stone panels and river rock. The buildings, with concrete tile roofs, were designed by Jim Lawless of Sugar Land. Crossmark Group is the general contractor.

According to Novak, the campus has easy access to US Highway 59 and the new Fort Bend Toll Road. The park is positioned at the main entrance of Riverstone, which has homes priced from $200,000s to more than $1 million.
