Goldstar had owned the property since 2002, having acquired it for approximately $10.7 million. According to Prince George's County records, the office building and the nearly three-acre parcel it occupies have a total current assessed value of $8.5 million. San Francisco real estate consultancy firm 1031 Exchange Options represented NPV.

The 19-year-old property is four stories sitting atop an underground parking facility. Christian Mirner, 1031 Exchange Options executive vice president for real estate explains that "this property is ideally located in a suburb north of Washington DC, at the intersection of two main thoroughfares providing excellent visibility and access to the surrounding highway system."

The fully occupied building is home to a handful of businesses with long-term leases including Wells Fargo Bank, sand and gravel company Bardon Inc., and information technology services provider Internosis, which relocated from Northern Virginia to a 19,000-sf space in the building late last year.
