Chicago-based Alter+Care, an affiliate of the Alter Group, will develop and own the buildings. The buildings could cost as much as $60 million, says Elizabeth Jaekle, a vice president with Alter+Care. The buildings will be situated at Christus Spohn's three Corpus Christi campuses: Memorial, Shoreline and South. The medical provider is one of the largest private health systems in South Texas with four hospitals and nine clinics.
Jaekle tells GlobeSt.com that Christus Spohn hopes to build a nationally ranked healthcare organization. "To do that, they have to have a cutting-edge environmentto attract top physicians," she says.
The health system hopes to add more than 100 new physicians in three to five years. The project also allows the provider to expand its relationship with Del Mar College and Texas A&M University-Corpus Christi to increase the number of medical residents at its hospitals.
Although the buildings will be built on a speculative basis, Jaekle says they are "tailored for quantified demand." The 120,000-sf buildings, which will lease for $20 per sf to $23 per sf, are scheduled for completion in 2006.
The Christus Spohn Memorial building will deliver space for Veterans Administration services. The South campus project will house physician practices and the Shoreline building is intended to hold an ambulatory surgery center, imaging and other specialty services.
