SUGAR LAND, TX-Z Gallerie has leased 10,000 sf in Sugar Land Town Square for its seventh store in the state. The upscale retailer signed a long-term lease for the space.

Los Angeles-based Z Gallerie will open the store in early 2006, according to Steve Ewbank, executive vice president of Planned Community Developers, which is developing the 32-acre lifestyle project. Occupancy has reached 91%.

The first phase included a 300-room, full-service Marriott hotel and conference center, an 82,000-sf city hall, 167 mid-rise residential condos and 130,000 sf of office and street-level retail space. The under-construction second phase is adding 150,000 sf of retail. Keys will start to turn by year's end. Retail space has been going for $25 per to $30 per sf.

The Z Gallerie store, one of more than 24 specialty stores and restaurants in the development, will offer a variety of merchandise for the home including furniture, artwork, lighting, tabletop, textiles and decorative accessories.
