The structure, which previously housed Joy Manufacturing and Saga Transport, is situated on 6.7 acres at 5306 Clinton Dr. in one of the oldest industrial parts of the city. The 1960s-era facility's list price and Harris County assessment are the same, $1.6 million.
"We bought it for a lot less than the list price and the appraisal," Charles Herder, chairman of Colliers International's local office, GlobeSt.com. He represented the buyer, Griffin Dewatering Southwest LLC while Kelley Parker and John Littman of Cushman & Wakefield of Texas Inc. negotiated terms for seller, Clinton Drive Ltd. of Glendale, CA.
Herder says the company was under no pressure to move quickly to find an expansion site. "We wanted to take our time to find a building that was the right size and the right price," he says, adding Griffin Dewatering looked at several locations through the years.
Griffin Dewatering currently is headquartered at 6100 Harvey Wilson Dr. It also has space at 5731 Harvey Wilson Dr. The company, which manufactures and installs water management systems, will undertake an extensive interior renovation before moving in, Herder says, adding it most likely will be the end of the year before the move takes place.
