International Premium Tile Co. will move into showroom/warehouse space at 1102 W. Southern Ave. in May, says Tom Zarob, a partner with Ross Brown Partners Inc. "The company was looking for about 10,000 sf of space with some outside storage," the tenant's rep tells GlobeSt.com. "And International Premium Tile didn't want to be in Phoenix. They wanted to be somewhere in the Southeast Valley to take advantage of all the high-end homes that are being built."
One of the biggest challenges was timing. "They wanted to be in the space in March and we started looking in January," Zarob says, adding the company only evaluated one other site, but it was too expensive.
The company is affiliated with Al Jawda Marble & Granite Co. Ltd., a Baghdad firm that exports marble tiles to East Asia, Europe and the US. Its raw materials are imported from Italy, Spain, Iran, Portugal and India. "This is very expensive stuff," Zarob stresses.
The 44,000-sf industrial building at Southern Avenue, built in 1987, is fully occupied with the International Premium Tile lease. The building owner, Denver-based Dividend Capital Trust, was represented by the Ross Brown leasing team of Rick Collins, Cameron Boyd and Curtis Brown.
