WARSAW-Locally headquartered American Restaurants is renegotiating its lease agreements in Poland and the Czech Republic, where it operates 146 fast-food restaurants. The owner of the Polish operations of Pizza Hut, KFC and Ice Land is using Colliers International.Jarosaw Lipiñski, head of Retail at Colliers International in Warsaw, says current retail market trends are turning in the tenants' favor. As a result, she expects to reduce lease costs for AmRest while at the same time providing an overall strategic review of all the company's properties."AmRest seeks to secure long term relationships on mutually beneficial conditions; in cases where an owner is not willing to address our offer, we will also consider moving outlets," says Lipiñski in a prepared statement. "Although we are at an early stage, negotiations are progressing smoothly, and it is clear that landlords understand current market trends."Henry McGovern, CEO of American Restaurants in Poland, says the tenant representation service that Colliers is providing is new in Poland, but not new to the company given its worldwide presence. "We know it [works] very well in other mature markets," he says, agreeing that it's the appropriate time for such a service. "Looking at the Polish retail market, we will see a transition period from landlord to tenant as dominant." AmRest owns 114 Pizza Hut and KFC restaurants, as well as Ice Land ice cream concept in Poland, and 28 restaurants in the Czech Republic. The company was created in 2000 as a result of the merge of two companies--Tricon Restaurants Poland and American Restaurants Services Sp. z o.o. The company is a direct licensee of YUM! Brands, based in Dallas. YUM! Brands International restaurants is the leading world restaurant corporation, owning 30,000 restaurants in more than 90 countries around the world.
