"It's an opportunistic buy," Rick Green VP at Murray Hills tells GlobeSt.com. "We think the market has turned up in the last six months, and we expect to have it fully leased within a year."

10 New England Executive Park is a two-story building of approximately 43,800-sf situated on 2.72-acres. It features an atrium lobby with a monumental staircase and a glass curtain wall. It is one of 15 buildings set in the master-planned, 1.1 million-sf park, most of which are owned by Equity Office. Located at the intersection of Route 128/I-95 and Route 3, the park has a health club, full-service cafeteria and a daycare center. C&W's Capital Markets group of Robert E. Griffin Jr., Christopher T. Griffin, and Richard E. Putprush, and leasing specialist Mark Roth exclusively represented the seller and procured the buyer.

The Route 128 north market has seen leasing activity pick up in the first quarter. Vinco Properties acquired the similarly vacant 410,000-sf former Raytheon building at 180 Hartwell Road in February, and officials at leasing agent Richards Barry Joyce & Partners have reported "strong leasing activity" for the facility.

"At the risk of sounding overly optimistic, Route 128 is hot," says Cushman & Wakefield director Dave Townsend. "Especially relative to the level of activity that we've seen over the last couple of years. There are more deals getting done, particularly in Burlington, a town that a year ago had tumble weeds blowing through it."
